The courthouse in Hay River was constructed in 1975 and its energy consumption was becoming a concern. An exterior wall upgrade was required and PSAV Architects Ltd. was retained for this work. Design for the project began in the spring of 2007. Construction began that summer, and was completed in the spring of 2010.

The exterior wall upgrade involved of the removal of the existing wood siding, substrate, windows and doors. Additional insulation with an acrylic stucco finish was applied to the face of the stripped-down wall. New thermally broken aluminum framed triple glazed, low-E, argon filled sealed units replaced the existing windows. New insulated doors were installed with custom wood feature doors at the main entry.
